The Board of Zoning Appeals approved a special exception allowing a Pierpont Avenue property to operate as an extended short-term rental for up to 144 days per year across both the main dwelling and an accessory dwelling unit.
Staff reported the lot is about 0.37 acres with a three‑bedroom principal dwelling and a two‑bedroom ADU built in 2023; the applicant proposed renting three bedrooms in the main house and two in the ADU with nine parking spaces and a 12-guest maximum. Jesse Schubert told the board he lives on the property full time and that the guest house previously held a 72-day limited home rental permit. Schubert said he responds promptly to issues, uses house rules and can install noise monitors; staff noted three public comments in opposition and that there are six other short-term rentals in the neighborhood.
Board member Mr. Truslow moved to approve the special exception subject to staff’s four recommended conditions (complete STRP site plan review; comply with Article 6.8; cap 144 days per lot; enforce noise ordinance); Ms. Smith seconded and the motion passed unanimously. The board reiterated that rental days are counted per lot, not per dwelling. Staff will mail the final decision by certified mail within 10 working days.
