Commission approves rear addition at 1206 Ninth Street South in Erskine overlay

The Historic Preservation Commission approved an application on April 15 to add to the rear of a house at 1206 Ninth Street South in the Erskine Historic Overlay.
Staff presented drawings and photos showing the proposed rear addition and the materials the applicant will use to match the existing house's trim and windows. Commissioners raised brief design questions and then voted to approve the plan.
Luke Mormon, planning department staff, described the site and said the original house was built in 1919 in a Prairie style. The proposal calls for demolition of an existing deck and construction of an addition on the east side toward the rear of the property. Mormon said elevations show engineered wood trim and windows that will match existing elements. "The proposed drawings including, existing plan, site plan, and then some elevations," Mormon said while reviewing the plans.
Ryan Goodman of RDA, who identified himself as "the vice president," told commissioners the lighter cream-colored material currently on part of the facade is stucco but said the applicant will not replace that stucco on the new work. "We are not planning to put any of the stucco back on, just engineered wood," Goodman said, explaining the choice was to avoid an out-of-place patch and to keep a uniform appearance with engineered-wood panels and board-and-batten trim.
A commissioner called the proposal "a very nice elegant solution that's well integrated with the design of the house" and another commissioner asked for confirmation on materials; staff and the applicant confirmed engineered wood trim will be used and that the addition will match existing trim and windows. A motion to approve the application carried; the transcript records the motion, a second, and an affirmative vote but does not provide a roll-call tally.
The commission set no conditions in the transcript; material samples and additional elevation details were noted as items in the packet. The project will proceed to building-permit review for code compliance.
