Commission approves replat of Maplewood Valley Lot 46 to straighten road alignment

The Spring Hill City Planning Commission voted unanimously on May 1 to approve a replat of Maplewood Valley that adjusts Lot 46 and dedicates additional right-of-way to correct a misalignment where a road under construction meets the adjacent Oakwoods subdivision.
Planning staff explained the replat (preliminary plat PP‑25‑1 and final plat FP‑25‑2) shows the extra right-of-way taken from Lot 46 to align the new road with the existing street network. The applicant’s representative, Travis of Grama, participated by phone and confirmed the change was required after construction began and that the replat is a cleanup to reflect the correct alignment.
Commissioners asked whether Lot 46 remains a buildable R-1 home lot; staff and the applicant confirmed it is still intended as a future home site and that the replat reflects roughly the same overall layout with the roadway corrected. Engineering reviewed the replat with no outstanding comments. A motion to recommend approval of the preliminary plat and a subsequent motion to recommend approval of the replat final plat both passed 8-0.
No new conditions or variances were raised at the meeting. Staff said the replat is intended to make the record match the field-built alignment so the road can be legally accepted and lots can be developed consistent with the plat.
