Planning commission approves lot split for Woodland Road property; private sewer easement to be recorded

The Spring Hill City Planning Commission voted 8-0 on May 1 to approve lot split application LS 25-1 for property at 20175 Woodland Road, allowing the owner to divide one parcel into two lots.
Planning staff told the commission the proposal would create Lot 1 at about 2.6 acres and Lot 2 at about 3.0 acres and that engineering had reviewed and approved the legal description. Staff also said a private sanitary sewer easement runs up the middle of the split and that the easement has been recorded with the county.
The owner, identified in the staff report as Mr. Baker, was present for questions but did not raise issues on the record. Commissioners asked whether the property’s annexation was recent; staff said the parcel was annexed roughly two to two-and-a-half years ago and previously contained a house and farm buildings that have since been removed.
Commissioners confirmed that both resulting parcels will remain zoned R-1. Staff additionally told the commission that a separate rezoning application related to the property has been filed and is pending separate processing.
A motion to approve LS 25-1 as presented in the staff report passed unanimously, and staff will record the split with the county after processing the required documents.
