Board approves revised Gulf Distributing sign package at 270 Beauregard Street after size adjustment

The Mobile City Board of Adjustment approved multiple sign variances Monday for Gulf Distributing’s new facility at 270 Beauregard Street after the applicant agreed to reduce one proposed wayfinding sign to the 5‑foot height allowed by the Unified Development Code.

Attorney and applicant representative David Brandt described a 17‑acre site redevelopment that includes a one‑sided monument sign of roughly 27.1 square feet (the code allows 25 square feet), an address sign intended for long‑distance visibility with 13‑inch tall characters, and a wall sign and other directional signs. Brandt said the monument sign will serve Gulf Distributing and up to three smaller office tenants. Robert Bronstein, representing Gulf Distributing and Adams Street property, said the building contains roughly 80,000 square feet of tenant space, about 30,000–35,000 square feet of which Gulf Distributing will occupy.

Planning staff noted that the proposed wayfinding sign was classified in CRC review as a wayfinding sign and limited to 5 feet tall; the applicant agreed on the record to reduce the wayfinding sign to 5 feet, removing the need for that particular variance. The remaining variances — including the monument sign that slightly exceeds the 25‑square‑foot limit and wall signage exceeding linear orientation and internal illumination standards — were presented to the board for approval.

A board member moved to approve the remaining variances as appropriate to the building’s scale and aesthetics, subject to findings of fact; the motion carried. The applicant confirmed they will reduce the wayfinding sign so it complies with the CRC classification and the board’s action.
