Board approves patio‑cover variance at 4011 Argenta Way

The Pensacola Zoning Board of Adjustments unanimously approved a variance reducing the rear yard setback to allow a patio cover over existing concrete at 4011 Argenta Way.

Homeowner Nicholas Massa told the board he removed a rotted wood deck and is seeking to install a hurricane‑rated aluminum patio cover over the existing concrete pad to provide shade and accessibility; he said he cannot afford enclosure walls at this time. Massa corrected the chair’s pronunciation of the street name (he said Argenta, not Argentina) and said the proposed cover is rated for 65‑mph winds.

Staff advised that adding the patio cover does not change the property’s buildable area percentage because the concrete already existed. Board members characterized the request as modest and appropriate for shade and usability, and the motion to approve passed unanimously. Board members reminded Massa to use licensed, insured contractors.

The variance approval applies only to the cover as presented; any additional enclosure or expansion would require separate approvals and building‑department review.
