The Pensacola Zoning Board of Adjustments unanimously granted a variance to reduce the rear yard setback for an addition at 4045 Renoir Street, allowing homeowners to add space intended to improve access for aging relatives.
Applicants Corey Crotty Sigg and Todd Snig told the board they purchased the home intending to add space for parents and older relatives; they said the lot’s unusual geometry and adjacent zero‑lot‑line properties constrain options. The applicants said the proposed room was sized to meet ADA‑type considerations and to provide sufficient clearance for emergency stretcher access if needed.
Staff and board members reviewed aerials and site plans and confirmed the lot configuration is atypical in the cul‑de‑sac and that adjacent lots have 0‑lot lines. The board heard that neighbors contacted before the application expressed support, and one back‑yard neighbor’s spouse had offered encouragement after the homeowners learned the original neighbor had passed away.
One board member noted the applicants limited the request to the minimum space needed for accessibility (the applicants said 12 feet depth was the minimum and they added a small buffer). The board took the applicants’ statements about hardship and lot configuration into account and approved the variance unanimously.
The approval is limited to the specific dimensions and plan presented; any future changes would require additional approvals and building‑department review.
