The Verona Planning Commission recommended the Common Council approve a conditional use permit allowing permanent outdoor storage at 465 Investment Court, limited to the first phase described by the applicant.
Staff told the commission the property lies in the Urban Industrial zoning district and is near the public works yard. The applicant proposes to use the rear of the building for outdoor storage of construction materials and to park construction vehicles and trailers in the front lot; staff said eight front parking spaces are proposed to remain though only three are required by code. Because the proposed storage would be screened by the building and some existing site screening, staff recommended approval for the requested first phase.
Mr. Severson flagged site constraints: proximity to a floodplain requires caution about adding impervious surface, and there is some uncertainty about exact property lines relative to the existing building. He said the applicant’s intent is to occupy the building and maintain limited outdoor storage now, then refine engineering drawings for future expansion. Commissioners moved and seconded a recommendation to the Common Council to approve the conditional use permit; the motion passed by voice vote.
The recommendation will go to the Common Council for final action. Staff advised the commission that future phases would require further plan review and resolution of floodplain and property-line questions.
