Mohave County treasurer reports record tax-deed sale: 824 parcels sold, $2.4 million collected

Mohave County Treasurer Mello reported to the Board of Supervisors on May 5 that the county’s 2025 tax-deed sale was the most successful on record, selling 824 of 829 parcels and generating $2.4 million in receipts.
“Okay. So the 2025 tax deed sale, we took 8 29 parcels and we sold 824,” Treasurer Mello said during the presentation, reporting a 99.4% sale rate and noting that $1.65 million of the proceeds went to the general fund. She said the average winning bid was about $2,900 and that the office saw a 35% increase in new bidders, which staff attributed in part to targeted email outreach to tax lien holders.
Why it matters: Mello said the return of parcels to the tax roll has increased ongoing property tax collections; she reported an additional $751,000 in property-tax collections attributable so far to parcels returned to the roll since the county began the tax-deed program. The treasurer’s office said five parcels remain for over-the-counter sale.
Details: Mello credited coordination among multiple county departments — Clerk of the Board, Treasurer, Recorder, Assessor and IT — and said the office completed the process earlier than in past years (wrapped up by April 17). The treasurer’s office also noted a record average bid and wider participation in the sale.
Board response: Supervisors commended the treasurer and county staff for the effort. No further action was taken other than the informational report.
