Hubbard County PCBOA on April 1 tabled a variance application by MJK Living Trust that requested a reduction of the 10-foot side-lot-line setback to add a 12-by-12 screened porch on the north side of an existing house at Second Crow Wing Lake.
Applicant Matthew Kundert asked to add a screened porch on the house’s north side. Neighbors and the board discussed privacy, proximity to the adjacent property (the nearest living area on the neighboring lot is about 30 feet away), and alternatives such as enclosing a portion of the existing 12-by-38 lakeside deck rather than encroaching toward the side lot line.
During the hearing several commissioners expressed reservations about approving an elevated screened porch two feet from the side property line. Commissioners suggested the applicant either relocate the porch onto the existing lakeside deck or demonstrate in writing why a deck‑side porch would be impractical, including drawings and details about circulation, roof connections, access and stormwater. Several commissioners indicated they would be more receptive to an amended application showing the lakeside alternative.
The board voted to table the application to allow the applicant time to prepare an amended proposal. Larry moved to table and Tim seconded; the motion passed unanimously by voice vote. The board noted tabling is procedural and does not guarantee future approval; if the applicant amends the application the board will re‑notice the change and consider the revised plan at a subsequent meeting.
