PCBOA approves variance for Jensen shed and driveway at Fish Hook Lake with stormwater conditions

Hubbard County’s Planning Commission and Board of Adjustment on April 1 approved a variance application by Dylan and Mallory Jensen that allows an accessory storage shed and associated driveway intrusions into required shoreland side-yard setbacks at their Fish Hook Lake property, subject to stormwater mitigation and setback conditions.
The applicants told the board the lot is narrow (about 100 feet wide) and their planned 48-by-27-foot shed and access drive must occupy a constrained area because of existing septic and utilities. Jensen said he would install a 2-foot-deep French drain filled with ½-inch rock at the south end of the driveway and grade the driveway to route runoff into the drain rather than toward Fish Hook Lake.
Board member Ken moved approval with three conditions recorded into the motion: install a French drain at the south end of the driveway; slope the driveway so water does not run onto the neighbor’s property; and place the shed so its eave overhang is at least 10 feet from the east property line and 13 feet from the drain field. Larry seconded. The board voted 4-0 in favor: Tim, Ken, Larry and Vice Chair Veronica each recorded “aye.” Veronica confirmed that the applicant would receive a decision letter from the Environmental Services office.
During discussion, board members asked for specific siting adjustments; Jensen agreed to slide the shed to meet the 10-foot eave clearance and to shift the shed north 5–8 feet if necessary to allow a better backing angle. The board accepted staff findings of fact with the motion and recorded the mitigation measures in the approval.
The approval specifically ties the variance to the mitigation measures stated in the motion and to the amended site plan provided at the hearing.
