An applicant represented by attorney Josh Mahoney asked city staff on May 5 to rezone a parcel on West Road to a Neighborhood Unit Plan (NUP) and seek a concurrent variance to grade and replant parts of a stream buffer in order to construct 35 homes.
Mahoney said the development would include smaller and larger home types, with the smallest homes ranging from about 1,300 square feet and the largest up to about 2,200 square feet, and that larger units were sited around the perimeter. He said the northern half of the property would remain undeveloped because a stream crosses the parcel and the plan includes a trail along that undeveloped portion.
Mahoney said the client was “speculating” on market prices and indicated a possible starting price of about $450,000. When asked by a resident how many acres the project would cover, Mahoney said he thought it was “around the 16‑acre mark” but said he could be wrong and would confirm with his engineer; he did not provide a firm acreage at the meeting.
Mahoney said the variance request is required because the stream buffer covers more than half the property and grading is proposed to create buildable plateaus and then replant the buffer. He described the intent as minimizing long‑term impacts but noted he is not an engineer and that the applicant will work with engineers to demonstrate impacts.
The applicant scheduled a community meeting for June 5 at Destination South Fulton and will continue the required public participation process through the city’s hearings schedule.
