An applicant represented by attorney Josh Mahoney asked the City of South Fulton on May 5 to rezone multiple parcels on Carita Road and Dawson Road from AG‑1 and R2A to a conditional use plan (CUP) to build a 293‑lot single‑family subdivision on roughly 30.19 acres.
Josh Mahoney, speaking for the applicant, presented a site plan showing development split across the property, a lake that narrows buildable area, and trails connecting the two sides so residents can walk between neighborhoods and a centralized amenity area. Mahoney said the amenity area as shown would include a pool, a pickleball court, a fire pit and walking trails.
Mahoney told staff there would be multiple points of access and counted four: two driveways on Coweta Road and two on Dotson/Dodson Road. When staff asked about parking for amenity access, Mahoney said the plan shows some parking off a cul‑de‑sac but that the design expects most residents to reach amenities on foot via sidewalks and trails.
No formal action was taken at the meeting; the item was presented as part of the city’s community zoning information process. Staff and the applicant will follow up through the city’s public participation and hearing schedule.
