Committee staff reported scheduled remodels at R.H. Johnson and Lizard Acres Pub, Beardsley maintenance work and that pressure testing found no leaks at the Palm Ridge aquatics system.
Sun City West Properties Committee Chair Kaye Williams received an update on multiple capital projects and facility maintenance items, including remodel work planned at the R.H. Johnson facility and a cleared suspected leak at the Palm Ridge Aquatics center.
Committee staff provided a timeline for upcoming work, saying the Silver Craft Room remodel at the R.H. Johnson facility is “in the process of preparing to start in June,” and the Lizard Acres Pub remodel “will probably start in July” after plan check and permitting, according to a staff presentation. At Beardsley, staff said a fitness-room flooring replacement was scheduled to start on May 20, with roof tile replacement for the Arts and Crafts building set to begin the day before.
The committee was told routine maintenance completed earlier in April included softball field turf maintenance on April 2 and that painting work at Beardsley was about 20% complete. Staff also reported the Palm Ridge aquatics building had been closed on April 10 for leak-detection tests and that technicians “found no leaks in that system.”
When a committee member asked which signs indicated a leak, a staff member described the spa drain behavior and the testing: “When we would drain the spa… it wouldn't take it all the way down. So that meant there was a restriction in the main drain, and… the level was dropping, so he was pretty sure he had a leak.” The staff member said technicians pressurized the system and “let it hold that pressure for so many hours. And they did it twice, and it passed both times,” indicating no cracks or breaks in the piping.
No formal motions or votes were taken on capital projects during this meeting; the item was an informational update and staff said they are preparing bid documents and contracts for future committee consideration.
Committee members asked clarifying questions about the leak test and thanked staff for the report. The committee adjourned with no additional direction recorded on the capital projects update.
