Lee County staff present preliminary plat for Sweet Home Estates subdivision (six lots)

LEE COUNTY ' Planning staff presented a preliminary plat for the Sweet Home Estates subdivision, Phase 1, in Commission District 4 and asked the commission to allow the developer to move forward with infrastructure construction including a detention pond and a cul-de-sac serving five of the six lots.

Staff said the preliminary plat "is creating 6 lots" and explained that the developer will construct the detention pond and the cul-de-sac off Lee Road 158. After the infrastructure is completed, staff said the final plat will return to the commission for approval, which would allow sale of lots and start the subdivision's maintenance period. Staff described the maintenance threshold as "either 70% or 2 year maintenance period whichever is greater, 70% built out or 2 year maintenance period whichever is greater before recommendation for the Commission to accept the cul de sac into our maintenance system with that."

Staff told commissioners letters were sent to nearby residents and that the office "has not heard of any concerns or objections" but offered time for citizens at the meeting. Staff also said they are asking developers and contractors to have a representative present at meetings to answer questions when citizens attend.

No formal vote or final plat action was recorded in the work session discussion. Staff indicated the developer is responsible for building the roadway and that the process will return to the commission when the final plat is ready for formal acceptance into the county maintenance system.
