Committee reviews and approves multiple state lease renewals and a secretary-of-state relocation lease

Frankfort — The Division of Real Properties reported multiple lease renewals and a new lease that the Capital Projects committee considered and approved on April 3.
Natalie Bronner, director of the Division of Real Properties, presented the items grouped by agency. She said PR5874 (cabinet for health and family services, Scott County) covers 13,847 square feet at $13 per square foot and will run through June 30, 2030, with annual rent excluding utilities and janitorial of $180,011. Bronner said this lease was the result of a competitive bid under KRS 56.803 after the lessor requested a rate increase at renewal.
Bronner also reported a lease for the unified prosecutorial system (PR2591) in Jefferson County: 24,233 square feet at $16.55 per square foot, or $401,056.16 annually through June 30, 2026. She noted that the Jefferson County lease rate has been at $16.55 since approximately 2007; a committee member raised a question about whether lease responsibility shifted in a prior agreement with Louisville Metro Government and requested follow-up.
Other items included CHFS renewals in Montgomery, Shelby and Greenup counties; two transportation cabinet renewals (one for the Department of Vehicle Regulation in Jefferson County and one temporary maintenance facility in Whitley County); and a Secretary of State relocation lease (PR5866) for 12,746 square feet at $10 per square foot with renovation costs estimated at $187,814.64, of which the lessor will absorb $85,429.08 and the agency will pay $102,385.56. Bronner said amortizing that agency cost over 60 months adds $20,477.16 annually, bringing the annual rent to $127,460 through June 30, 2030.
A motion to approve the grouped lease items was made by Senator Webb and seconded by Senator Girdler. The roll call recorded unanimous approval.
