The Franklin City Board of Zoning Appeals on May 1 approved a variance allowing an accessory structure and a minor accessory structure to be located to the side/front of the principal house at 900 Brink Place.
Planning staff said the property is zoned R‑3 Residential, is a corner lot and the existing single‑family house sits about 50 feet from Brink Place, leaving limited backyard area. Staff found that, given the home’s setback and lot shape, strict application of the ordinance would prevent reasonable accessory storage the owner needs and that existing vegetation will screen the proposed buildings from Brink Place and Del Rio Court.
The applicant, Casey Chrisman, said the house is a standard ranch built in 1984 and pushed back on its lot; the accessory structures are proposed for storage and are not for daily vehicle use. Staff confirmed the driveway will remain on Brink Place. The proposed accessory structure dimension given in discussion was 22 by 22 feet with a 6/12 pitch; by ordinance an accessory structure must be lower than the primary building.
No citizens spoke on the item. The board voted to approve the variance (Board member Beams: yes; Board member Scales: yes; Board member Langley: yes; Board member Flushauer: yes; Board member Smith: yes). Staff noted screening vegetation is an existing condition and not a required buffer, and standard building permits and code reviews will apply.
