Deer Park homeowner seeks to legalize cemented shed; board reserves decision

Riven Sethi appeared before the Town of Babylon Zoning Board of Appeals seeking legalization of a storage shed at 40 Totten Avenue in Deer Park.
Sethi said the shed is cemented into the ground and has been in place since before he purchased the property in 2022, making it effectively immovable: "The storage is cemented into the ground and, you know, it's been there since we, we moved here 2 years ago, and it was cemented into the ground and can't be moved." He submitted photographs and a survey and said the shed’s height and setback conform to the documentation he provided.
Sethi said he is planning to add a basement entrance and seeks to legalize existing on-site conditions as part of that project. The board confirmed the shed height of about 9.5 feet and that the shed sits more than two feet from property lines as required. The hearing was closed and decision reserved; the applicant will receive the board’s written decision by mail.
