Council approves change reducing front-yard setback in R1-20 zone from 30 to 20 feet

The Kingman City Council approved a staff-initiated amendment April 15 to the City of Kingman zoning code that reduces the minimum required front-yard setback in the R1-20 (half-acre) zone from 30 feet back to 20 feet.
Planning staff told council the change responds to requests from the development community and would align the code with the city’s prior standards, reduce the need for variances, and facilitate development of rear-yard recreational amenities and accessory structures, including accessory dwelling units. The amendment would revise table 3-20.003(a) in the city code to replace the 30-foot requirement with 20 feet.
Staff said the Planning and Zoning Commission recommended approval by a 3–1 vote after public notice. No outside agency comments were reported. With no public speakers at the hearing, a council member moved, a second was offered and the council approved the ordinance by voice vote.
