Sun City leaders explain who enforces rules, runs rec centers and provides neighborhood services at new-resident orientation

Sun City leaders explained how three independent organizations share responsibilities for property rules, recreation and community services during a new-resident orientation, organizers said.

At the session, Lisa Gray, general manager of the Sun City Homeowners Association (SHOA), told attendees that SHOA enforces deed restrictions (CC&Rs) for single-family homes, monitors legislation that could affect the age-restricted community and runs outreach programs including property cleanups and a business partner referral list. "Our mission as an organization is to preserve Sun City property values through the fair and consistent application of your CC and Rs, your deed restrictions," Gray said.

The orientation stressed why the distinctions matter. SHOA membership is voluntary and costs $25 a year; SHOA reported 5,238 members, about 19% of the community.
