The City of Laredo Planning Commission approved a batch of preliminary and final plats, replats and a six-month extension request during its meeting, taking routine actions that move several residential, commercial and industrial developments toward finalization.
Items approved without extended debate included preliminary and replat approvals for Rancho Penitas West Unit 1 A (residential), Pena Platte replat (commercial), Lakeside Commercial (preliminary — see separate coverage), Galen Office Greenfield Subdivision (commercial), Gonzales plat (commercial), River Hills South replat (multifamily), and multiple final plats listed on the agenda. The commission also approved a six-month extension for the final plat approval of Lot 1 A, Block 1, Nava Ranchitos replat, moving the scheduled expiration date from May 3, 2025, to Nov. 3, 2025.
Several applicants and engineers concurred with staff comments during presentations: Peguard Consulting and Marigal Empire for Rancho Penitas West Unit 1 A, Grama Engineering for the Pena Platte replat, Topside Civil Group for Lakeside (detailed separately), KCI Technologies for Galen Office Greenfield, DRight Engineering for Gonzales plat, Crane Engineering for Lago Del Valle (covered separately), Ramos Engineering for River Hills South, Sherfy Engineering for right-of-way dedications and numerous final plats handled together, and Sleigh Engineering for model-rule subdivision compliance items. Motions to approve were made and seconded for the grouped items and carried by voice vote.
Staff noted that some items included standard conditions from planning, parks and leisure, traffic safety and fire departments; applicants indicated they concurred with comments or would address them at final review. The approvals allow developers to proceed with subsequent final engineering submittals, driveway permit applications and other agency reviews as required by staff comments.
