The City of Tyler City Council approved a request to abandon an undeveloped portion of Rose Street and approved two separate zone-change requests that applicants said will allow single-family development on lots in North Tyler.
A staff presenter described the Rose Street parcel as an undeveloped right of way between Bennett Avenue and Boyd Avenue in a residential area; the street was never constructed and the applicant requested abandonment to increase the buildable area of a lot planned for development. The planning commission recommended approval unanimously and the council approved the abandonment subject to a condition that the area be replanted within six months.
The council also approved two rezoning requests. One rezoned a parcel near the Gentry Parkway overpass from a light commercial designation to an R1B single-family residential district; the applicant told staff they plan to build a single-family home and staff said the request aligns with the Tyler First future land use guide and the council's goal to add residential rooftops on the north end. A second rezoning on Chandler Street changed zoning from R1B single-family residential to R1D single-family (attached and detached) to provide additional flexibility on an irregularly shaped lot; staff said the change would allow a reduced rear-yard setback and make better use of the property. The planning commission recommended approval unanimously and the council voted to approve.
