La Verne — The La Verne Board of Zoning Appeals voted to approve a height variance April 20 for a proposed multifamily development on about 77 acres near Walden Road and Blair Road, allowing building heights that would exceed the city’s current three-story, 35-foot limit.
The variance covers two parcels described in the application as the north and south parcels; the applicant proposes roughly 336 units on the north parcel and about 242 units on the south parcel, according to materials presented at the meeting.
Miss Logan, a city staff member, told the board the request was for an exception to the current La Verne zoning ordinance, which "only allows a 3 story max and, 35 feet." She also told the board a new zoning ordinance expected to be adopted this summer "will allow apartment buildings and multifamily to go up to 4 stories."
At the hearing, applicant Land Elliott described the exterior materials planned for the taller buildings: "Bridal. Primarily bridal. And, we we're using some some hardy board and, asphalt shingle roof," and said the materials would be consistent across the buildings. He said the developer is "trying to put a larger emphasis on the brick per, the planning department." Renderings presented to the board showed three-story depictions with gabled and hip roofs that staff said would exceed the 35-foot limit.
Board member Boardman asked about materials and whether the variance covered all the buildings; the applicant confirmed the variance request applied to all buildings in the proposal.
A motion to approve the variance was made and seconded; the presiding officer called for the ayes and then noted opposition before saying, "Motion carries." The meeting record does not specify individual vote tallies or the names of the motion maker or seconder.
The property owner listed in the application is the Industrial Development Board of the City of La Verne. Staff noted the project will appear before the planning commission as part of the city's review process.
