Planning commission approves small‑farm rezonings for two Griffin‑area homeowners
Summary
The planning commission voted to recommend approval of two separate rezoning requests to AR‑1 agricultural residential—one for Amanda and Daniel Gilbert (3.06 acres) and one for a 5‑acre portion of the Marlow parcel—so owners can keep animals and build farm‑style residences; the Marlowes will need a special exception for a barndominium.

The Spalding County Planning Commission recommended approval of two rezoning applications that would convert residential lots to AR‑1 agricultural residential for small‑scale agricultural use.
Application 25‑16Z (Amanda and Daniel Gilbert) concerned a 3.06‑acre parcel on Amelia Road. Amanda Gilbert told the commission she plans to keep animals, sell eggs and run educational visits to area schools and libraries. Staff confirmed the parcel is not part of a recorded subdivision and that AR‑1 zoning would permit the owner the “unlimited agriculture” uses of AR‑1; roadside stands would be limited to 500 square feet. The commission voted to approve the rezoning with staff conditions; the matter will go to the Board of Commissioners on May 22 for final action.
Application 25‑17Z (Alex, Kaylene, Nick and Susan Marlow) asked to rezone 5 acres of a 19.32‑acre parent tract on Beasley Road to AR‑1; the commission voted to approve with the staff’s recommendation and noted that the owners must seek a separate special‑exception approval for a “barndominium” structure when they apply to build. The staff said the five‑acre area met AR‑1 zoning standards on the site plan presented and that the special exception (section 503.b.25) would be required at time of building.
Commissioners distinguished these cases from the earlier Mangum Road application because neither the Gilbert nor Marlow parcels are within a recorded subdivision; staff emphasized that subdivision status was a primary factor in the Mangum denial earlier in the meeting. Both rezoning approvals were unanimous among members present and will be considered by the Board of Commissioners on May 22 for final decisions.
