ZBA approves four short-term rental petitions with parking and probation conditions

The Tuscaloosa Zoning Board of Adjustments on April 28 approved four short-term rental petitions with conditions intended to limit occupancy and address parking and neighborhood impacts.
Details of the approved petitions:
- 5140 Greenview Drive, Unit A (ZBA-20-25): Owner Kim Howard received approval for Unit A only as a short-term rental with staff-recommended limits of 4 adults and 2 vehicles, a maximum 30-night booking length and a 1-year probationary review. Howard told the board she has the rules and security measures in place for the unit.
- 69 Springbrook (ZBA-21-25): Chris Lyons asked to operate a short-term rental and asked for 8 adults/4 vehicles; staff recommended a lower limit based on parking. The board approved staff’s recommendation to allow 6 adults and 3 vehicles.
- 60 Sherwood Drive (ZBA-22-25): Bama BNB (Kim Roberts) requested approval for 8 adults and 4 vehicles for a four-bedroom house; staff approved 8 adults and 4 vehicles with engineering guidance that at least one car access the garage. During the hearing the board added a stipulation that two vehicles must be parked in the garage (or otherwise meet the engineering requirement), and the owners said they are renovating the property to accommodate parking needs.
- 904 16th Avenue (ZBA-23-25): Bama BNB requested 6 adults and 3 vehicles for a three-bedroom house; staff recommended a lower occupancy because of limited on-site parking and prohibited parking in a nearby gravel area that appears to be in the public right-of-way. The board approved staff’s recommendation of 4 adults and 2 vehicles and required that cars use the shared drive or the plot’s designated parking area; engineering noted the gravel area should not be used for STR parking.
Board members applied standard permit conditions — limits on adults and vehicles, a 30-night maximum and a one-year probationary period for new operators — and asked that property managers provide 24‑hour contacts, signage, and on-site security measures where proposed. Several board members also noted noise-detection devices and cameras are commonly used to help enforce rules. Each petition was approved as a special exception under the city’s STR rules.
