Saint Anthony Coptic Orthodox Church wins variance for storage shed after annexation complications split parcel

The Seminole County Board of Adjustment approved a variance request to allow Saint Anthony Coptic Orthodox Church to place a 390‑square‑foot storage shed on a parcel that is in unincorporated Seminole County while the main church and parking lie in the city of Maitland.

Planning staff explained that the property is split by the municipal boundary and Maitland had denied annexation of the parcel, which left the church with limited options for storage on the parcel that is in the county. Staff recommended the church submit a small site plan; after review staff determined setback variances were required before site plan approval could proceed.

Rami Sadarach, a church board member, told the board the church uses the building frequently for events and that the donated parcel is the only viable location for discreet storage. He said the church would match the shed’s materials and colors to the existing building and noted site constraints including drainage and the need to create a small retention swale behind the proposed structure.

Board members asked whether the shed would be visible from Wymore Road and staff explained the elevation and nearby ramps limit visibility for drivers on I‑4; staff also said access would be through the church property. The board approved the setback variances and the applicant was instructed to proceed with the required small site plan and building‑permit review. Staff and the applicant clarified that further building review and inspections will be required before construction begins.
