Alex Bosworth, a city planner, presented the Carefree Covered RV Storage design review (DRP23‑06) for an approximately 10‑acre site in the Australia Business Park. The facility would include multiple covered storage canopies, a 1,500‑square‑foot office with caretaker quarters on a second floor, wash bays, dump stations and a decomposed‑granite (DG) trail connection to nearby residential areas.
Bosworth told the commission the site is zoned light industrial and the proposed storage use is allowed. He said the first review found the design generally conforming but that staff will provide comments on perimeter walls and landscaping to ensure compatibility with neighboring residential development. Bosworth said perimeter walls have a maximum height of 8 feet but staff will seek screening solutions because some RVs can exceed typical wall heights.
Vice Chair Robertson asked whether the project matches the original vision for Australia Business Park; Bosworth replied the use fits existing zoning and is permitted. Commissioners raised concerns about long‑term site use and durability if the facility were to close in the future. Members also emphasized security and management: Bosworth noted the applicant plans a full‑time manager or caretaker presence, which commissioners said should reduce risks such as unauthorized habitation or late‑night gatherings.
Bosworth said staff has received one resident inquiry generally in favor and that consolidated staff comments will be returned following technical review by planning, engineering and fire. Because the item was informational, commissioners did not vote; staff expects the applicant to return with revisions addressing screening, wall treatments and landscaping to better match adjacent residential areas.
