Commission rezones small waterfront parcel on London Bridge Road from agricultural to light industrial

The Lake Havasu City Planning and Zoning Commission on Dec. 19 approved rezoning assessor's parcel 100-15-777-078A, at 850 London Bridge Road, from Agricultural Preservation (AP) to Light Industrial (LI) to allow an expansion of an adjoining storage-unit complex.
City staff described the parcel as a narrow sliver of land along London Bridge Road that had historically been used for open storage and is adjacent to an existing storage facility. "The Light Industrial Zoning District is the most appropriate, obviously, in this case," the staff presentation said.
Staff noted complicating site features including a large gas easement running through the property and sections where right-of-way had not been designated. The applicant, John Stevenson of Clear Sky Capital, told commissioners records show the parcel is held in fee simple and earlier transfers from State Lands occurred in the 1980s. "Fee simple. It has been since, the records that we could find," Stevenson said, and he also referenced a 1923 gas-line easement in the parcel record.
Commissioner Nelson moved to approve the rezoning (land use action ID 19-18-64); Commissioner Still seconded. The motion passed 5-0.
Staff will proceed with the rezoning record and follow standard building and site-review processes to ensure required setbacks, easements and right-of-way issues are addressed before development proceeds.
