The Lake Havasu City Planning and Zoning Commission on Jan. 2, 2019, voted to recommend that the City Council approve rezoning Lots 1 and 2 of Tract 2192, Block 92100 (Kiowa Boulevard North) from RM (Residential Multifamily) to C2 (General Commercial).
Planning staff member Morris told the commission the request covers two properties at 21 and 2112 Kiowa Boulevard North that were combined under a single assessor parcel number and would bring those parcels into conformity with neighboring C2 parcels. "Staff finds the proposed rezoning meets all the requirements set forth in the appropriate sections of the city code," Morris said, and the development review committee recommended forwarding the matter to the council with a recommendation of approval.
Susanna Ballard, representing Ballard Commercial Group at Brooks Clark and appearing for the property owner, said the application would open the combined lot for C2 development and confirmed the lots had been combined under one parcel number. There was no public comment on the item during the hearing.
Commissioner Still moved to recommend approval; Commissioner Hardy seconded. After brief procedural remarks from the chair, the commission voted to approve the recommendation and "motion passes unanimously," with the item now scheduled to be considered by the City Council.
Why it matters: Changing a property from RM to C2 permits a broader set of commercial uses than multifamily residential zoning and aligns the parcel with adjacent C2 zoning already in place along Kiowa Boulevard North. The commission’s action is a recommendation; final authority rests with the City Council.
