Commission approves 18-unit Esperanza condominium preliminary plat

The Lake Havasu City Planning and Zoning Commission unanimously approved a preliminary subdivision plat for Esperanza Condos, a proposed 18-unit condominium development at Tract 2252 Block 3 Lot 7490 North Lake Havasu Avenue, with staff recommendations. The motion passed 7-0.
Staff told the commission the roughly 0.85-acre property on North Lake Havasu Avenue already has permits in place, including grading permits and building permits, and that the plat primarily formalizes condominium ownership for units now under development.
APL Surveying representative Lee Johnson described the project: “Like staff said, it's a 18 unit condominium project that, has just broke ground. Each 1 of the units will have their own separate garages and a amenity pool and pool house.” Johnson said the project includes garages for each unit and common amenities.
No members of the public spoke against the plat during the public hearing. A commissioner said the project “looks like a great project” and noted the city needs more projects of that type.
Staff recommendation to approve noted the plat meets the requirements set forth in Title 13; the development review committee recommended approval and the commission voted 7-0 to accept the preliminary plat and staff recommendations.
Because grading and building permits have already been issued and design review completed for portions of the work, staff said the commission’s action is primarily administrative: it allows the project to proceed under condominium ownership rather than as a single multifamily parcel.
The commission’s approval is a recommendation to the City Council as required by the local process for land-use actions.
