Commission approves Riverwalk condominiums preliminary plat for 13 units on Swanson Avenue

The Lake Havasu City Planning and Zoning Commission on Aug. 7 approved a preliminary condominium plat for Riverwalk Condominiums, proposing 13 residential condominium units at a site on Swanson Avenue just south of McCulloch Boulevard.
Staff described the site as about a half-acre adjacent to Pima Wash and across from Wings Loop, with buildings arranged around a central driveway and common area. The building plans were under separate review, staff said; civil and building plans remain subject to standard review processes.
Applicant representative Lee Johnson of APL Surveyor said the units are detached single-footprint three-story buildings with garages on the ground level and two levels of living above; the proposed height complies with the zone and the project team confirmed stormwater detention will be addressed on civil plans via underground detention in common areas.
The commission closed the public hearing after no members of the public signed up to comment. Commissioner McGowan moved to approve Land Use Action ID 19-2090, the preliminary plat for Riverwalk Condominiums; Mr. Bergen seconded the motion and the commission voted in favor (motion passes 7 to 0).
Staff’s finding that the proposed subdivision met the requirements of Title 13 led the Development Review Committee to recommend approval; the motion implements that recommendation. Subsequent building-plan and civil-plan submittals are required before construction.
