Peachtree City planners approve 307 Dividend Drive elevations after small material change

The Peachtree City Planning Commission on April 28 approved building elevations for an industrial expansion at 307 Dividend Drive, requiring the applicant to raise the brick on the west facade by eight inches to meet the city’s primary-materials guidance.
City staff presented the proposal for a new accessory testing building of a little more than 3,000 square feet to be placed in front of an existing warehouse. Staff said the project does not require a separate site plan because it adds less than 5,000 square feet of impervious surface; building-permit review will address parking and related details.
Staff told the commission the design uses brick and corrugated metal panels and that the front-facing (west) facade is roughly 78 percent primary materials, while the north side is about 52 percent and the south side about 45 percent. The land development ordinance’s guidance calls for front facades to be at least 80 percent primary materials and side facades to be at least 50 percent.
Paul Gresham, managing principal at Jefferson Architecture, said the design "meets the intent of the code" and that the modular layout of materials drove some of the measurements. "We can raise them if that has become a shall requirement," Gresham said.
Commissioners discussed balancing proportion and appearance with the ordinance percentages; one commissioner said raising the brick on the west facade by two courses (about eight inches) would bring the elevation to the 80 percent guidance without unduly affecting the building’s proportions. The commission voted to approve the elevations with that change. The motion passed on a voice vote; the meeting record shows the commission approved the design with the eight-inch brick increase on the western facade.
Staff noted the brick specified is a Meridian Brick product in the color “chocolate” and the metal panels will be prefinished in a custom color, "iron ore," which staff described as neutral and compatible with surrounding buildings. The commission and applicant also noted that the new building will replace on-site storage containers (connex trailers).
The approval covers building elevations only; staff will complete technical checks during the building-permit submittal, including parking and other development standards.
The commission’s action resolves compliance with the city’s primary-materials guidance for this accessory industrial building and allows the applicant to proceed toward permits with the specified facade change.
