The Wausau Plan Commission voted to forward a planned-unit-development (PUD) rezoning request for 1040 South Twelfth Avenue so the petitioner can build two duplexes (four units) on the site.
Richard Westberg, a nearby resident, spoke during public comment, voicing concerns about parking and traffic near GED Jones School: “We have traffic, we have GED Jones School in front of our house … I’m just saying that there’s parking issues.”
Brad (planning staff) provided background: the property previously had three units before a fire destroyed a duplex and an accessory dwelling; the proposal would replace that arrangement with four units — one more than previously existed. He said the parcel is about 700 square feet too small under current zoning to split, which is why the PUD is requested and why site-specific details will follow.
Staff noted that city design standards may require adjustments to garage placement and façade composition and that the petitioner will work with staff on those specifics at a later stage.
Commissioners moved and seconded forwarding the rezoning to the Common Council; the motion passed on a voice vote.
