La Paz County OKs rezoning in Parker to allow manufactured home

The La Paz County Board of Supervisors on April 20 approved Docket Z2025-03, a request by property owners Sean and Sally Anderson to rezone Parcel 310-26-024 at 36957 Polynesian Shores in Parker from R-1 (low-density single-family site-built dwelling) to Transitional Residential (TR) to allow placement of a manufactured home.
The approval follows a unanimous recommendation in favor of the rezone from the La Paz County Planning and Zoning Commission at its April 3 meeting, and Community Development staff reported no issues with the proposal. "This request is to rezone the parcel from R-1 to TR to allow for a manufactured home placement," said Tiffany, Community Development staff. Tiffany confirmed the commission had approved the rezone unanimously and that the applicant had supplied homeowners association approval.
Sean Anderson, one of the property owners, was present and briefly addressed the board, saying, "Thank you for the consideration." Board members then moved and seconded approval; the board chair called for the vote and the motion carried.
Community Development staff and the board noted that rezoning is a separate step from permitting. Tiffany said that permitting requirements and county ordinances will apply when the owners submit plans for placement and installation. Staff also stated the applicant intends to place a brand-new manufactured home but that permitting details (for example, compliance with county installation and inspection rules) will be addressed at the permitting stage.
The Planning and Zoning Commission's unanimous recommendation, written homeowners association approval on file, and the board's vote complete the rezoning process at the county level; the property owners must still obtain any necessary permits and comply with county installation and building codes before placing the manufactured home.
