Planning staff reports Sunbury Parkway planning, internships and development activity
Summary
Staff updated the commission on the zoning code working group, outreach to developers about the Sunbury Parkway area, summer internships and permit statistics (17 zoning certificates, 11 new builds, 39 occupancy permits for the month).
City planning staff told the commission the zoning code working group is forming and will include council representation, the city consultant and planning staff. The group will begin monthly or bi-monthly meetings to draft zoning updates, staff said.
Staff said developers have contacted the city about potential projects near the new I-70 interchange at Sunbury Parkway. The planning staff asked commissioners to keep the draft Sunbury Parkway plan in mind when reviewing any developer proposals because formal zoning districts for that area are still under development.
Staff also reported two summer internship offers: one accepted (a student at Ohio State currently abroad), and a second offer pending. For building activity, staff gave monthly counts: 17 zoning certificates, 11 new builds and 39 occupancy permits. Staff said the occupancy-permit total was elevated because a builder, Pulte, submitted multiple permits at once rather than staggered submissions. Year-to-date single-family new builds are 41.
Staff noted Summary Meadows and Millers Cove are fully built out and will be removed from the monthly subdivision list as Eagle Creek Highlands and Woodland Lake come online.
Commissioners asked no substantive follow-ups during the report; staff invited commissioners to raise questions at future zoning-code working-group meetings.
