Planning commission approves final plat for Price Ponds phases 4 and 5

The Sunbury City Planning and Zoning Commission approved the final plat for Price Ponds phases 4 and 5, which together include 102 homes, at its April 28 meeting.

The approval keeps the total number of lots unchanged from the preliminary plan while moving about three lots between sections to provide additional floodplain storage, commission staff said. The modification also relocated an area of open space; staff noted the plan provides 0.156 acres of open green space in the redesigned Section 4.

Curtis Pearl, representing the applicant, told the commission, “We have the final plots for Section 4 and 5 of Price Ponds. So those are gearing up for construction.” Staff added that final engineering reshaped Section 4 to accommodate relocated lots and removed a house from Section 5 to create the required floodplain storage. The changes were reviewed administratively and do not alter the approved total lot count.

A motion to approve the final plat passed on a roll-call vote with Mayor Mary Saint John, Mrs. Miller, Mrs. Crawford and Mr. Long each voting yes.

Commissioners asked only clarifying questions about the revised open-space location and the lot numbering inside the loop; staff said the lot numbering and engineering changes were coordinated during final engineering and administratively reviewed. The applicant indicated construction of the final phases is now being scheduled.

The commission did not vote on any amendments to the plat at the meeting; staff noted remaining engineering items are under administrative review and will be handled through standard permitting.
