Commissioners approve Wolf Trail final plat and Oak Rivers Estates preliminary plat

The Anderson County Commissioners Court approved the final plat for Wolf Trail Subdivision on County Road 425 and approved a preliminary plat for Oak Rivers Estates on County Road 309.

For the Wolf Trail final plat (applicant Brenda Elias/Lice), the county planner reported the site inspection was complete and recommended approval. The court approved the filing and the applicant signed required copies.

The Oak Rivers Estates preliminary plat (developer Nathan Spielman; surveyor Steven Freeman; engineer William Spencer) was presented as a sizable multi‑phase subdivision. The developer said phase 1 includes roughly 102 lots and the preliminary filing covers the first phase. County staff and commissioners discussed potable water and on‑site sewage: the developer reported that the project will use on‑site aerobic septic systems and that Frankston will provide water service under an agreement. Commissioners also discussed an emailed inquiry about the City of Berryville extraterritorial jurisdiction (ETJ); county staff advised that a city ETJ cannot cross county lines and that state law provides an administrative remedy if an ETJ creates complications.

Commissioners said they reviewed due diligence from the developer and that county staff will follow up on any remaining items during final plat review and inspections. The preliminary plat vote advances the project to the next approval stage; final plats and construction plans remain subject to county subdivision rules and oversight.

No conditions for denial were recorded at the meeting; both items passed on motions from commissioners present.
