Council approves rezoning to planned development for two single-family homes on Fairbanks/18th Street

Tampa City Council approved on first reading an ordinance rezoning 8414 North 18th Street from RS-50 to Planned Development (PD) for construction of two single-family detached dwellings.
Christopher Dimanche, development coordination staff, described the site plan showing two parcels: Parcel A (about 50 feet wide) with a proposed 2,135-square-foot single-story dwelling and Parcel B (about 45 feet wide) with a proposed 1,919-square-foot single-story dwelling and a one-car garage. Dimanche said a sidewalk is proposed along East Fairbanks Street but not along North 18th Street because of existing trees in the right of way; staff found the request consistent with the City of Tampa land development code and asked that minor site-plan modifications shown on the revision sheet be completed between first and second reading.
Emily Phelan, Planning Commission staff, said the site is inside the Sulphur Springs neighborhood and the proposed lot widths (45 and 50 feet) fit within the block’s existing widths and the density expected under the Residential 10 future land use designation. Owner-applicant Ali Masur said he demolished a deteriorated house on the parcel, cleared code-enforcement issues and intends to build two single-story homes meeting all setback and PD requirements.
Council moved and seconded the ordinance for first reading and approved it unanimously. Second reading and adoption are scheduled for May 15, 2025, at 10 a.m. at Old City Hall.
