Staff’s report said the plat extends existing rights-of-way (Swindon Boulevard and Venus Drive), creates one open space of about 1.45 acres and documents a stream and stream buffer along the western boundary of the open space. SCC (representing the applicant) and Rob Molchan told the commission they were working with Dixon County Water Authority and fire officials to finalize easement language and the location of a fire hydrant; staff requested that the applicant ensure hydrant spacing complies with Fire Marshal guidance.
Why it matters: The condition ensures the city’s technical and safety requirements are met prior to recording, particularly fire-hydrant placement and utility easement coordination with the water authority. Molchan said the applicant has addressed most items and was awaiting confirmation on the septic-tank easement from the water authority.
