Moraine city staff and council members agreed to have legislation drafted to adopt a 2025 official zoning map that reflects changes made in 2024, including two rezonings submitted to the city's GIS contractor, the City of Kettering.
“this is a housekeeping item per the Moraine codified ordinances,” said Nick, a city staff member, as he described the annual update. He told council that two zoning districts changed during 2024 and that the administration wants an official 2025 map on the city’s legal record.
Why it matters: The official zoning map establishes the legal zoning designations used for land-use decisions. City staff said adopting the map with official ordinance language will place the updated zoning districts on a formal legal footing under the Moraine Codified Ordinances.
Details: Nick said the two 2024 rezonings were: one on Soldier’s Home/West Carrollton Road changing from Conservation to R2 for the construction of a new home, and one on Gladstone changing from R2 to R3 due to short lot frontages. He said those changes were submitted at the end of 2024 to the City of Kettering, which maintains Moraine’s GIS, and are reflected on the draft map and online PDF. Staff said finalized documents will include the ordinance number, the mayor’s signature and the codified legal language.
Council action: A council member moved that legislation be drawn up to adopt the 2025 official zoning map. At roll call the motion passed unanimously: Mayor Murphy, Mr. Miller, Mr. Daugherty, Mr. Burchat, Mrs. Wood, Ms. Allen and Ms. Marcus all voted yes (7–0).
Next steps: Staff will prepare ordinance language and route a final copy for the mayor’s signature and legal filing.
