Planning commission approves amended master sign plan for new Price Road shopping center with conditions

The Hall County Planning Commission on April 21 approved an amendment to the master sign plan and amended conditions of zoning for a planned commercial development at 3754 Price Road and 3715 Wahoo Falls Trace, forwarding its recommendation to the Hall County Board of Commissioners for final action on May 26.
Todd Mathis, representing Benderson Development, told the commission the 15‑acre project includes an apartment community, townhomes and a shopping center anchored by a Publix that is scheduled to open May 28. Mathis said the site’s topography and the fact that the center sits behind a treeline reduce visibility from Thompson Bridge Road and Price Road, and the developer requested larger and additional wall signs for tenant visibility.
Commissioners discussed visibility, building scale and consistency with surrounding development. Commissioner Hunt moved to approve with amended staff conditions that clarified permitted square footage, access and permitting requirements, building height limits, allowed and disallowed uses, erosion‑control practices, monument sign materials and that signage comply with the Unified Development Code. The motion added that previously approved conditions dated Dec. 14, 2023, apply as amended, and set a maximum total development size of 85,000 square feet. The motion passed, 4–0.
Mathis said staff conditions were acceptable: “the staff recommendations of conditions are totally acceptable and livable,” and agreed the final sign design would reflect the supplemental application packet submitted March 21, 2025.
The commission’s approval is a recommendation; the Board of Commissioners will hold a public hearing and take final action on Thursday, May 26 at 6 p.m. in the same room at Hall County Development Services.
