The Habersham County Board of Commissioners approved a map amendment on second reading to remove an existing site-condition that had prohibited driveways accessing a rear 2.2-acre parcel from Rockford Creek Road.
Mike Beecham, planning staff, said the application from Omega Properties and Development LLC asked to remove the restriction that previously required all driveways to use the main Hollywood Hills entrance. The 2.2-acre parcel is separated from the commercial portion of the property by a small creek, and a neighboring owner seeks the access to build a single home or place a manufactured home. The planning commission recommended approval with two conditions: any driveway must serve only the 2.2 acres shown on the plat, and the driveway cannot become a commercial access if the larger property later develops commercially.
On second reading the commission voted to approve the amendment with the planning-commission conditions. The motion passed by voice vote, recorded as 4-0.
Context: The parcel was rezoned in 2021 at the corner of Rockford Creek Road and Hollywood Hills Road from LI to HI for a small commercial development. The requested change affects only the rear 2.2 acres; staff and the planning commission emphasized limiting any new driveway so it cannot serve the commercial portion if the site redevelops.
Quotes: "They do recommend approval with a condition that the driveway can only serve the 2.2 acres shown on the plat," Mike Beecham said while outlining the planning-commission recommendation.
Ending: The vote finalizes the local access change; the county clerk will record the map amendment and the conditions in the development file.
