The Bexley Board of Zoning and Planning voted to grant a certificate of appropriateness and a variance removing the required eight-inch offset for an addition to a nonconforming primary structure at 60 South Drexel.
The owners plan an addition to create accessible living space that can serve as an office, workout area and a future bedroom. Staff reported the existing home sits with an eight-foot north side-yard setback and the addition would align with the existing setback rather than meet the eight-inch offset normally required for additions to nonconforming structures.
The Architectural Review Board recommended approval with the condition to raise the addition’s roofline; staff recommended approving the certificate and granting relief from Bexley code section 1252.11(e), which requires the offset. The applicant described maintaining an unimpeded backyard view and preserving storage and garage placement as key reasons for the chosen plan.
The motion to approve findings and grant both the certificate and variance was moved by Mr. Marsh and seconded by Mr. Schick. The roll call recorded five affirmative votes (Mr. Eshelbrenner, Mr. King, Ms. Dorn, Mr. Marsh and Mr. Schick) and two no votes (Mr. Rosenthal and Chairman Behar). The board’s majority vote granted the requested approvals.
The planning staff will continue permit review with the applicant under the variance condition; ARB and staff will review final design details, including the raised roof suggested by ARB.
