Planning commission grants preliminary plat approval for Sagewood Gardens Phase 2

The Tooele County Planning Commission voted to grant preliminary plat approval for Sagewood Gardens Phase 2 (SUB-2025-027), a 41-lot subdivision that includes two alpha lots intended for access to trails and parks.

Trish DeCote, planning staff, presented the item and told the commission that the proposal complies with the developer's existing development agreement for smaller lot sizes and that all other agencies that reviewed the plat had approved it. "So presenting SUB 20 25 dash 0 2 7, which is, preliminary plat approval for Stagewood Gardens phase 2," DeCote said. "All the other agencies have reviewed it, and they have approved everything. Staff recommends that you grant approval for Sagewood Gardens phase 2."

Commissioners asked whether the proposed trails would connect to existing trails; staff confirmed the southern trail segment already exists and the new section will connect through. Commissioners also clarified that roads within the subdivision phases under consideration are private; the motion included approval of those private roads so the developer would not need an additional conditional-use approval for the roads.

Commissioner Beckstrom moved to approve the preliminary plat as presented; the motion was seconded and passed on roll call. The recorded roll call in the transcript showed affirmative votes from the commissioners present and the motion was declared passed.

The approval is for the preliminary plat only; additional permits, final plat approval and any development that requires separate permits or Army Corps approvals for wetlands will need to follow the applicable processes before construction begins.
