Augusta HPC approves wood windows and hardy board siding at 1122 Glen Avenue

The Augusta Historic Preservation Commission on an unrecorded date approved a certificate of appropriateness (COA 25‑22) allowing replacement of mixed synthetic siding with Hardie board and replacement of existing windows with wood windows at 1122 Glen Avenue in the Somerville Historic District.

The request was presented by staff, who described the two‑story, 2,523‑square‑foot house (tax records list a 1942 build) as currently having a mixture of synthetic siding materials and a mix of vinyl and wood windows. The applicant informed the commission that none of the windows on the house are original and that the vinyl windows are on the driveway side while other windows are wood and “in pretty bad shape,” with rot and leaks in some locations.

Staff and Historic Augusta advised that replacing the current synthetic siding with a comparable fiber cement product (Hardie board) is acceptable where original wood siding is not present, and that fully wood replacement windows would match the existing muntin pattern. Commissioners had no public opposition and indicated support once the applicant confirmed the new windows would be wood.

A motion to approve the COA carried unanimously; the commission did not identify individual roll‑call votes in the meeting transcript, but the chair recorded the motion as carried with all commissioners in favor.

The commission’s approval allows the applicant to proceed with the specified siding and wood window replacements under the Somerville design guidelines. Staff noted they will provide any additional close‑up photos of existing windows if needed and will monitor compliance with materials and muntin pattern as shown in the application.
