The Zoning Commission approved three planned unit development (PUD) time extensions and one associated waiver during a virtual public meeting.
The commission voted 4 to 0, with one member absent, to grant: a two-year extension for the Disabled American Veterans PUD to file a building permit; a one-year extension and a waiver of Subtitle Z §705.5 for Parkside Residential LLC for Parcel 9B; and a two-year extension for the FC Ballpark LLC project. Office of Zoning staff presented each request and the Office of Planning (OP) reported support for the extensions cited by staff.
Ella Ackerman of the Office of Zoning told the commission that the Disabled American Veterans applicant requested a two-year extension of the deadline to file a building permit from July 28, 2025, to July 28, 2027, citing an inability to secure a new development partner after an earlier partner exited on May 31, 2023. OP supported the extension; no Advisory Neighborhood Commission (ANC) report was on the record for the case.
Ackerman said Parkside Residential LLC asked to extend the deadline to begin construction of Parcel 9B from March 23, 2025, to March 23, 2026, and requested a waiver of Subtitle Z §705.5 to permit a third time extension for an approved PUD. OP supported both the time-extension request and the waiver; no ANC report was on file. Staff noted the applicant may submit a draft order to memorialize the extension.
For FC Ballpark LLC, Ackerman said the applicant requested a two-year extension until March 31, 2027, for the first-stage modification and second-stage PUD approved in ZC Order No. 13O5E; OP supported the extension and no ANC report was included.
Motions to approve the extensions were moved and seconded on the record; roll-call votes recorded four votes in favor, zero opposed, and one commissioner not voting for each case. The record lists the tally as 4–0–1 for final action on the three cases; Commissioner Imamura was recorded as not present and therefore not voting.
Less substantive procedural remarks at the meeting noted that applicants may submit draft orders to the Office of Zoning and that staff will forward the approved motions for final action.
