The City of Gahanna Planning Commission approved a variance Tuesday for an 807-square-foot addition at 95 Price Road that will sit 10 feet 1 inch from the west property line, roughly 5 feet inside the 15-foot side-yard setback for R‑1 zoning.
Planning staff said the addition would attach to the side and rear of the existing house and that all other zoning requirements would be met. Staff noted the property is just under 1 acre and that under the former SF‑3 zoning the lot would have satisfied the smaller 7.5-foot side-yard standard. Staff recommended approval and said the closest neighbor to the west did not object.
Eric Jborick, who said his father-in-law is the applicant, told the commission his family plans to move into the house and the design keeps much of the home’s original character while adding long-term-care features. Jborick said the addition would include an ADA shower and an attached bath “so that you can all live together under the same roof,” describing it as important for multi‑generational occupancy.
Commissioner Greenberg asked whether materials would match the existing structure; the applicant said siding and roofing will be replaced or updated so the finished exterior appears uniform. Commissioner Mako asked whether both recent variance requests stemmed from the same zoning chapter; planning staff said they are reviewing R‑1 map assignments to determine whether some parcels were incorrectly designated and to reduce similar future variances.
Commissioner Mako moved to approve case V‑0012‑2025; the motion was seconded by Commissioner Chepaka. The motion passed by roll call.
The approval allows the applicant to construct the addition as shown in the submitted plans with the reduced side-yard setback. Staff will file the approved variance and monitor the ongoing zoning map review.
