The Board of County Commissioners voted 4-0 on April 22 to approve a planned unit development (PUD) that will allow up to four commercial lots on an 8.57-acre property at 9626 South Suncoast Boulevard in Homosassa.
Lori Viola of Stantec presented the applicant's master plan and said Lot 1 is sized and engineered for a proposed 7,453-square-foot O'Reilly Auto Parts store, with an on-site stormwater pond and an ERP permit already issued by the Southwest Florida Water Management District for the Lot 1 design. Viola said each lot will have internal access to a private drive that connects to Miss Maggie Drive and that each lot will be responsible for its own stormwater and landscaping per county code.
County planner Frankie Pylin told commissioners the Planning and Development Commission (PDC) recommended approval and that the PDC had not supported recreational-vehicle or boat-storage uses being allowed in the PUD. The county's draft conditions require compliance with Citrus County Land Development Code standards for landscaping, buffers (10-foot Type A and 15-foot Type C in specified locations), setbacks, signage, parking, tree-preservation, and other site-design rules; final driveway locations on South Suncoast Boulevard require FDOT approval.
Commissioner Holly Davis moved to approve the PUD with the staff-recommended conditions; Commissioner Jana Barrick seconded. The board unanimously approved the ordinance on first reading, 4-0.
Why it matters: The approval clears a regulatory step for a multi-lot commercial subdivision on a corridor with existing commercial uses; individual lots will still require site-plan review and permits before construction.
