The City of Chaska council approved a preliminary plat and rezoning for a 52-lot Pulte Homes neighborhood known as Fultonwood, after the developer revised plans to address council concerns about access and product mix.
Background and changes
Liz, a city planner, summarized the item as a resubmittal after the council had tabled the project at prior meetings to allow the developer to respond to comments about ingress/egress and housing variety. The revised plan reintroduced a western access to Spring Creek Drive (previously a cul-de-sac) and reduced the lot count by one, resulting in 52 lots and an overall density of 3.03 dwelling units per net acre, Liz said. The developer also agreed to add two single‑story slab-on-grade floorplans (called Merriam and Passport) in addition to two‑story product to broaden buyer choice.
Developer presentation
Haley Daley, a Pulte Homes representative, described the design changes and product mix. “We did reincorporate that western access point,” Daley said, and added that single-level homes are being included because they “do well in this area.” She said two-story plans would range roughly 2,400–3,000 square feet with two- or three-stall garages and price points around $500,000–$600,000; the single‑story “move-down” plans were described at roughly 1,500 square feet and mid-$400,000 price points with two-stall garages.
Council comments and vote
Council members on all sides praised the revisions. Several members said the second access improved safety and traffic calming and that one-story options increase housing choice for different demographics. After discussion, the council made two separate motions: to adopt Resolution No. 2025-14 approving the preliminary plat and to adopt Ordinance No. 10-55 rezoning the property to PRD-88. Both motions passed; the resolution and the ordinance were approved in sequence with voice votes (recorded as carried in the minutes).
What the approvals mean
Per city staff, outstanding technical items remain (landscaping details, pedestrian connections, utility coordination with Carver County and stormwater design) and will be addressed in subsequent engineering and permit submittals. The state statute review deadline noted in staff materials is June 5 for portions of the process. Pulte will proceed to final engineering and permitting under the approved preliminary plat and rezoning.
