Gulf County commissioners on May 21 approved a small-scale future land-use map amendment for Hilltop House LLC, converting 6.64 acres on St. Joe Timberport Road from agricultural to mixed commercial-residential.
Planning staff said the owner holds two parcels totaling 26.64 acres and that prior small-scale changes had converted parts of the property; the current request would convert the remaining 6.64 acres so the contiguous acreage would match the previously changed area. Staff noted state limits on small-scale changes had changed over the years (from 10 acres to 50 acres maximum), which allowed the owner to now request the larger conversion.
The PDRB had recommended approval by a 4-0 vote. Commissioners moved to waive quasi-judicial procedure and formal reading and then approved the amendment. One commissioner abstained from the vote because of an identified conflict (Family Connection). Planning staff advised that if the owner later develops only residential uses on the newly converted acreage, the density would be limited to two units per acre for this parcel.
The commission accepted the PDRB findings and approved the map amendment. The county will apply the mixed commercial-residential designation on the county future land use map for the 6.64-acre area noted in staff materials.
